What I Do
What is an appraisal?

It is a report created by an appraiser that includes the market value of the property being appraised and other pertinent information.

What do I appraise?
-
I appraise detached homes, townhouses, condos, and 2-4 family income properties.
What is the process?

I visit the home and gather information: measure for square footage, take photos, take notes of any features/updates/remodeling/repair needs, etc. This will usually take less than an hour.

An appraisal report is created and sent to you that includes: information collected about the home, the value of the home, and the process used to determine the value.
How do appraisers determine market value?

Market value is best determined from the market itself. Recent sales of similar homes will be carefully selected and examined, and dollar adjustments will be made to the sales prices of the comparable homes for any significant differences to determine what your home is worth.
Who I Am

I started out in this business in 1998 as a state registered appraiser working on staff at a mortgage brokerage in Provo. In 2006, after working three years at the Salt Lake County Assessor's office, I became self-employed and have been working as an appraiser in Utah ever since.
